treadmills nullify size gains?

Do you guys think that hiit on treads for 20 minutes twice a week will hurt my mass gaining efforts? I know that steady rate cardio for long periods definitely will so that's not an option.

I don't think it will hurt your gains. It will probably help with your gains.

If you do cardio and you should.
All you need to do is not let your cal intake fall below cal spent and you will still grow

I agree. As long as you're supplementing the calorie intake to make up for the calories burned you should be okay. But also I'd watch and make sure that the weight you're lifting doesn't start to go down either.

That would be a strong indication you're starting to overtrain, in which it would hinder the progress you're making.

As long as you're not doing lifting or HIIT every day of the week, it should be okay (that would be too much for the CNS to handle).
