Thank you... May I ask, Or what? what happens if they dont, besides the fact im S.O.L. and have to try again, or move on... its been since saturday, definately past 72 hrs.

ROFLMAO.....Hey I NEVER told you that you HAD to use a Realtor there Weston...You asked what was MORALLY RIGHT since you had already started to use one.....And MORALLY RIGHT was to continue with a Realtor...However, you not getting an answer from the bank is NOT THE FAULT OF THE REALTOR...Has ABSOLUTELY nothing to do with the Realtor hun...Once the offer is made (from the Realtor)...IT IS OUT OF THE REALTORS HANDS until a counteroffer or acceptance is made by the opposite party, don't blame your Realtor babe, its the BANK that is the holdup....Also, it varies from state to state as to how long they have to respond....Could be up to 7 days in MOST states...

Well I am not a realtor but I do have experience buying and selling real estate. And I am not familiar with the laws or practices in your state. Having said that, these are my comments:
(1) Keep looking. Don't get attached to the first home you make an offer on as it may not happen. Don't be like that timid high school guy who finally gets the nerve to ask a girl to dance at the high school dance who, if she says, no feels rejected. Keep looking. Good deals now are a dime a dozen.
(2) Next time you make an offer, include in your offer that it expires after a certain date. That lets the bank know that time is of the essence for you and they may respond sooner, particularly if they don't have multiple offers.
(3) If they are slow to respond it means one of two things: (a) they have multiple offers, and/or (b) they are inefficient at what they are doing. Nothing you can do about either one of these factors, so . . .
KEEP LOOKING!

I never said that you did... Really I just had an impression that was the only way to get a house. Liftgirl and my buddy at work let me know its a lot less hassle, especially in my situation, If I wouldve just done it without a realtor.
I know its the banks fault, but I feel like hes playing me somehow, for one he knows what I was approved for. And now all the sudden theres 2 other offers on the house! dude just saturday there was nothing, the house has been up for 2 and 1/2 weeks now...  Im pretty Pissed off right now.... My mom, my girlfriends parents, my managers, my friends are all questioning what is taking so long for the offer to go thru, it shouldnt take this long, blah blah blah. and based off what you said, that when it comes to multiple offers, and he now tells me that is the case..... ugh what ever im mad at him. and he didnt even bother to call. I called him today, and he said oh hey, I talked to other realtor today, and he said theres other offers, and I was gonna call you back but I forgot....
House are a dime a dozen, but not for the price range im looking for! Dime a dozen broken sh!!y abondoned condemned houses maybe...
Im almost done crying, one more thing... My first time home buying adventure has been the worse experience so far.

Move forward young man. If you are getting all worked up about the loss of a home purchase opportunity, you'll be ill-prepared for a real loss like the death of a parent or loved one.
Keep looking. You'll find the one that was meant to be.

AND THERE LIES YOUR PROBLEM BABYDOLL...A Realtor with a memory problem....Maybe ya should have kept Patrick...LOL...And when dealing with a bank hun that happens...They NORMALLY do not accept the first offer that comes thru unless its dead on the reserve...Hang in there you MAY still get that house...And if not, there are plenty out there...

K! Thanks for letting me vent guys! I was getting worked up too.... Im over it though. I will say this isnt as easy as I though it would be... Probably more so because Im sticking with a 40-50,ooo dollar price range. I found only 12 compared to the hundreds that were up a few weeks ago, theyre all selling like crazy

think im gonna give up!
My realtor is giving me a run around (my best friends father) been family friends for 16 years...
I cant get ahold of the other realtor, I cant get ahold of the Owner, duestche National Trust, or its accompliss, who ever they are!?!?
theres like 1 million offers on the home by now
My preapproval expires in a week
im getting F!!! in so many others ways, and its not good... Like sidelines Bar and grill decided to charge me for 75 dollars!!! 75 dollars! I never in my life spent that much a a bar, I dont go to bars! Ive only been going to this place recently caz my g/f works there, and she usually pays caz I only draw up a 5-6-7dollar tab! last time I paid there was about 3 weeks ago (with my debit/credit card from my bank) And since I get paid on thursdays, yesterday night I put what I had left in my savings (online) and then they charged me last night afterwards for two 37.50 charges, so I got tacked with 2 overdraft fees, which are 34 dollars each! And my credit card payment which is usually 90-100 bucks a month was 177 this month? why?
And then my immature 19 almost 20 year old g/f, uhhhh n/m
Bad night, and bad day today! I also wasted a vacation day today caz I was up til 130am fighting and crying, lol <--- dont laugh. and I completely wasted my day today... I shoulda just went to work tired and angry. Luckily I get 18 paid days this year.

Good Gods...Sounds to me like you have it bad coming from all directions...And I am VERY sorry your first experience with a Realtor has been SO TERRIBLE...Please let me say we are NOT all like that...If I ran into a Realtor here in NC that did that to a client, I would say something to the local board and possibly even the state commission. And you DO have a valid complaint with your Realtor (even if he is a friend)...I do apologize to you on HIS behalf...However, the bank can do as they choose to do and there really isn't anything you can do about that (unfortunately), that is how they operate, they don't have to tell anyone a darn thing...I wish you the best of luck in finding that perfect home and getting a really good deal like that one seemed to have been...Now, about the gal pal?!?! All I can tell ya there is GOOD LUCK and HANG IN THERE...If she is worth it to you in your heart, all will be fine in the long run...Besides, I don't know of ANY relationships that don't require arguing, laughing and yes, even crying from both parties, MEN INCLUDED...Have a GREAT WEEKEND my friend...

so heres the update... its been im guessing 9-10 weeks now since I made the initial offer on the one house I desperately wanted.
Realtor calls me just this monday, and tells me he was yelling at a few people for how long its been taking them, (the bank ocuan or oquan or whoever) and apparently the bank wants to know my Middle Credit score? We were both baffled at that, because they have my preapproval, and thats all they should need, my credit score is none of there business. so my realtor is telling me, if I were you I would just tell them F it! you guys wasted my time. but he said I know if you want that house, you can have me report it to them, and in the mean time we'll keep lookin at houses, and if you find something better, then screw them. he personally wants to tell them to shove it, but its my call. since I got nothing to had I told him to tell them my credit score! its not like they can even prove that its real anyways...
yea, still frustrating, and getting weirder

It is my understanding that lenders take the middle credit score.
Maybe the bank wants to be your lender.

Ummmmmmm, NO OFFENSE....PLEASE, cause I KNOW your Realtor is a friend and such.....BUT HE IS A FRIGGIN IDIOT......  ......If your Realtor ONE TIME told you they DON'T NEED your creidt score...Tell him I SAID HE NEEDS TO GO BACK TO REAL ESTATE SCHOOL.....Um, hun, they HAVE to have your score to approve the loan to make sure you are a GOOD risk for THEM TO FINANCE...Even with a PRE approval, they HAVE TO HAVE the score.....And I hate to burst your bubble here too....THEY CAN PROVE IT IS A REAL SCORE.....Its called EQIFAX, TRANS UNION and EXPERIAN.....
