thank you.

I have a new question maybe yall can help me with. I just had my personal inspection done friday, so I could find anything wrong with the home, so that I could either
a. repair the minor things on it so it could meet FHAs qualifications before they do theyre own inspection
b. request the owner(some bank)/seller pay for it or credit me for it, which is not likely an option since its a foreclosure and its an as-is contract.
c. I could ditch the contract, Which I wont do because I want this house and theres no major concerns, just about 20 little minor things.

Ok so my question is how can I find out what needs to be fixed/corrected to pass FHAs inspection... one thing that is for sure is a few windows are lead painted, and 2 are painted shut, so those obviously need fixed, how can I tell what else needs immediately fixed that is listed on my report?

Hey Westie...Find a Home Inspector (usually they cost $300) and get a home inspection done. Find one that spacializes in FMHA or FHA homes...He will give you a written report that you can take to the "seller" to see if they will have the items fixed or credit you...Since it is a repo though, your right, they probably won't do it, but you NEVER KNOW TIL YOU ASK...Have you ever heard the word "no" before??? Well, that is the WORST they can say love.......

good advice.

we have figured it isnt much more then scrapping glaze and paint off of 8 windows and repainted and reglazed obviously, and half of electrical outlets need faceplates, the dryer outlet box needs replaced because of rust and corrosion, and the crawl space needs a vapor barrier... I bought it all, it was under 50 bux. for all of the stuff I needed just to fix up the home enough to pass inspections... which it really dont need much else other than new paint, something for hardwood floors.

There's always underlying problems with homes, you need an experienced eye to find them for you. Your 'out' out of the contract is to hire a Home Inspector, and your contract should be worded as "purchased pending home inspection" if your realtor was smart..or even not, it's pretty standard.

Pay for the home inspection, it's worth it. It'll tell you if you're walking into a money pit or not.

Thx Fhawk. I already did a week ago... and the other bank thru in a pest inspection, and 1 year warranty for free. but I went and found my own inspector someone my realtor never even heard of, I got quite a bit of little things to fix up, a few of them need to be fixed NOW to be "ok'ed" by FHA when I get my appraisal done, and other than that, there is no major concerns... lots of new updates, 2 year old 2 car garage, 2 year old siding and roof on house and garage, a few new windows, family room addition on back of house, big wooden deck off back of house, water heater and furnace both have 2001 stickers on them, water heater is 60 gallon tank. on a dead end street with a big empty field/baseball park at end of street. within half mile of 3 major shopping complexes. centrally located, decent part of town.

I will take pictures of it next time im there and post them.

Sounds like you did good Westie...Glad you listened here and there to some of us...It really isn't a nightmare buying a home unless you try it ALONE...Then it IS a TAD overwhelming hun...Good luck with it and HAVE A BLAST making it "YOU"........
